Q. Can I buy a lot and how much do I require as a deposit?
A. Yes, individuals can purchase lots and have a builder of their choice construct a house on their lot as long as the builder is approved by The Links at Brunello. Details on individual financing terms.
Q. Will there be stores and services at Brunello Estates?
A. Marketway Lane is identified as a commercial area within the development agreement and currently there are commitments for grocery and service station in this area close to exit 3 ramps. It is expected that further commercial development will take place in this location. A second commercial area is along Highway #3 from the corner of the Timberlea Village Parkway towards the existing Tim Hortons. The third future area for commercial development will be located in the proposed Town Center, located central to the entire development. This area will be home to small service shops, cafe’s and other small to medium sized commercial enterprises.
Q. Do I need to drill a well and build a septic field?
A. The Links at Brunello Real Estate is a fully serviced municipal development, meaning water and sewer services are piped to and from a Municipal System. There is no need for wells and septics, as you are on municipal water and sewer systems owned and maintained by Halifax Water or Halifax Regional Municipality.
Q. Can I hire my own builder to build a custom home?
A. Yes, you are free to hire your own builder as long as the builder is approved by The Links at Brunello Real Estate. Your house plans will be subject to Brunello Design Guidelines.
Q. Can I build any style of home for example a bungalow or one level house at Brunello?
A. Yes you can build a bungalow and The Links at Brunello Real Estate encourages variety, but all homes must meet the requirements of the design guidelines.
Q. Can I install a swimming pool?
A. Yes, you can install a swimming pool but you must adhere to the rules and requirements of the Halifax Regional Municipality for pools.
Q. What kind of boat can I use in Nine Mile River?
A. The Nine Mile River favors non-motorized boats due to its depth. This would include boats such as canoes, kayaks and paddle boats.
Q. What schools would The Links at Brunello Real Estate children attend?
A. The elementary school would be Beechville Lakeside Timberlea Elementary School, known as BLT in the community and the high school would be Sir John A. MacDonald High.

Q. Do I receive a golf membership when I buy a lot?
A. No, however, residents of Brunello Estates will have priority pricing on the Links at Brunello Advantage Cards.
Q. Can I join the Golf Club if I do not live in Brunello?
A. Brunello Advantage Cards are available for both residents and none residents. For more information click here.
Q. Do I pay to maintain the golf course if I buy a lot in Brunello but don’t join the golf club?
A. There are no charges to residents to support the golf course or any community activities.
Q. Is the golf course to be owned for ever by the developer?
A. It is the intention of the developer to own the course for the next 15 years.
Q. Who operates the clubhouse and Pro Shop?
A. The Links at Brunello
Q. Is the golf course maintenance equipment owned by the course?
A. Yes owned or leased.
Q. Does the golf course have permission to draw water from 9 mile river or and is waste water to be used? There may be cost savings if water can be diverted from the sewers.
A. City water or reservoir water will be used for irrigation. None will be from Nine Mile River nor waste water.
Q. Please advise the source of the water supply?
A. Halifax Regional Municipality i.e. Halifax water.
Q. Please advise the hardness in the water, will softeners be required? Is there any provision to install?
A. All water supplied by Halifax water to residents of Brunello must meet the standards of Halifax Water Commission and any other government regulator tasked with water safety. There would be no need for added filtration unless an owner has unusual requirements.
Q. Will members have to pay a fee every time they play in addition to their dues?
A. The exact fee structure is not yet formulated. The likely scenario would be a membership that would include a fixed number of rounds at a preferred price, if members wanted additional rounds they could acquire those as needed for a preferred price. We understand the golf course is an important aspect to many residents of Brunello Estates, pricing will be very attractive for residents.
Q. There will be a "green space" fee this has no cap on it. Should there not be a cap, as the developer can raise this fee excessively?
A. There will likely be little or no cost in most green spaces. If residents want specific uses, i.e. gardens or birding sites then this would attract some cost. The developer does not plan any opulent green space uses.
Q. Does all golf course green fee revenue accrue to the developer?
A. The Links at Brunello is a standalone business distinct from the developer. It will accrue revenue and expense and be solely responsible for its day to day operations just like any business.
Q. Will members be permitted to operate their own ride on power carts for a trail fee?
A. Cart usage is mandatory and is included in the green fees. All carts have GPS mapping which allows golfers to know the distance to holes and as well are connected to the golf shop so we always know where the carts are. This enables us to better manage pace and allows for direct communication between the carts and the golf shop. As a result it isn’t practical to use your own golf cart on the course.
